The Building Survey

Formerly known as “a full structural survey”, the Building Survey is a customised service suitable for all residential properties and gives full details of their construction and condition. This type of report deals with the same issues as the RICS Homebuyers survey but covers these in greater detail. You are likely to need this type of survey if, for example, the property is unusually built or run-down, if the property has been significantly altered, or if you are planning a major conversion or renovation.

Building surveys can be tailored to your specific needs. For example: commentary and advice can be given on specific extension or loft conversion issues if this is requested. The inspection follows the same general approach as that undertaken for the RICS Homebuyers Service although it takes significantly longer to complete due to the greater emphasis on detail that is required for this level of survey.

The Report

The report will normally include a number of photographs to illustrate any issues or defects. Detailed technical information on materials and construction will be provided, as well as details of the whole range of defects together with advice as to how best to rectify these.

The Building Survey doesn’t normally include a valuation but one can be included for a small additional charge if this is requested. The report takes a little longer to produce than the Homebuyers Report and is also available to clients initially as an emailed pdf with a hard copy following in the post.
